BIM


The Acronym BIM stands for Building Information Modeling. In very plain terms, it is a means of developing exact replicas of buildings and components in their virtual form.

Building information modeling is an intelligent 3D model based process that equips architecture, engineering and construction professionals with the insight and tools to efficiently plan, design, construct and manage buildings and infrastructure.


The traditional design process requires floor plans as the basis for building elevations, sections and 3D model development. This means that errors and or omissions on the plan affects all other views and this would take a lot of time and more work to review and manually transfer changes onto their corresponding views, BIM however has changed the process of how buildings are designed by creating complete models as well as their associated views real-time and this takes away much of the tediousness involved in producing building designs; changes made in one view are automatically updated on all views.

Another beautiful aspect is the ability to automatically produce construction details as well as generate schedules derived from the design created. This facilitates project planning processes like building cost estimation, procurement as well as project scheduling.

BIM creates more than just digital 2D and 3D models, BIM models use objects that have intelligence, geometry and data. It is more than just a 3D version of CAD, BIM developed components are called BIM Objects, BIM objects contain rich parametric data including not only geometry, but the properties of building components like dimensions, mass, wattage, power ratings and so on. BIM objects, being virtual replicas can be developed to possess the exact same attributes of their physical counterparts

BIM is still fairly new to the construction industry, however, its adoption enables specification to occur earlier in the design process; With BIM objects, specifiers can easily embed a product into their plans, elevations, sections and data-sheets. The product then becomes an integral part of the proposal, which has been proven within the model to perform as

expected

A variety of formats can be used to create BIM objects, including the following;

  • Autodesk (Revit)

  • Graphisoft (ArchiCAD)

  • Bentley

  • Vectorworks

Architects, engineers and contractors can collaborate more effectively accessing useful information in the process of planning, designing and managing projects and infrastructure across the project life cycle.
